The market for the construction of vegetable stores in Russia is experiencing a real boom. There are several reasons for this process, and among the key ones I would single out the following:
- state support
- lack of modern vegetable stores for new owners,
- increasing market requirements for product quality.
These reasons form the demand trends.
To begin with, the ability to return part of the funds invested in the construction of an expensive facility, of course, increases the number of people who want to do this. It should be noted that the state encourages agricultural producers to build modern high-quality storage facilities, since subsidies are allocated only for projects that have passed state expertise. The purpose of this procedure is not only to control the reliability of public investment, but also to actually verify the design quality.
Unfortunately, the problem of simplifying projects (in order to reduce the cost) today is quite acute, although there are examples where violation of important technical (sanitary-epidemiological, environmental, fire) requirements leads to the fact that the constructed facility cannot fulfill its task in the market more than enough.
On the other hand, part of the conditions for certain projects can objectively be redundant, and sometimes simply unattainable in existing circumstances. Thus, there are cases when subsidies, in fact, cover the rise in price resulting from the implementation of expert requirements. Fighting “the system” in this context is difficult, but in general, more often than not, “rising” the cost of the warehouse project is much cheaper for the agricultural enterprise than “cheaper”.
The second reason for the construction boom is quite closely intertwined with the third. In Russia, there are still a significant number of storage facilities built during the Soviet era. With appropriate refinement, it is really possible to store crops in them, and often quite high quality, but warehouse logistics, as a rule, is much more difficult to build. This is due, first of all, to the features of design solutions with a small pitch columns used previously. Nowadays, these decisions adversely affect the speed of warehouse operations, the quality of the shipped product, and ultimately the cost of production. Owners of efficient modern storages win against this background, despite the fact that the construction of such facilities is very expensive.
Naturally, a surge in interest in new facilities meeting the numerous requirements of a modern warehouse economy is being recorded in the construction market.
Today, a competent customer lays down a long list of functions of a future object in the technical design assignment: this includes ensuring long-term high-quality storage, the possibility of completion, packaging and prompt shipment of products.
All this requires new approaches from builders, and, of course, from design organizations. Design standards allow you to create work projects that provide the warehouse with modern climate, packaging and handling equipment, but there are very few organizations involved in this professionally. There are practically no specialists who are able to offer a rational integrated solution that allows us to solve the tasks with reasonable investments.
The technical design assignment is imposed “by eye”, the designers see their task in writing out the customer’s ideas, regardless of how competent they are in these matters, and the desire for unjustified savings sometimes leads to various emergencies during the operation of the facilities.
In general, the areas introduced are often either not used for their intended purpose, or are used extremely inefficiently.
I see a solution to this problem by increasing the requirements for the quality of design work and the careful selection of contractors.
As an example, we can consider the closest issue for our company to equip storage facilities with climate control systems.
We often see how, at the stage of a commercial offer, the customer is offered equipment from leading manufacturers of climate control systems (including foreign ones), the parameters of which fully comply with the standards provided for in the project - in terms of the volume of air supplied for ventilation, speed and temperature parameters, etc. lower than the market average price. The customer, guided by the pictures in the presentation, signs a contract, but in fact receives equipment with underestimated key indicators, including the volume of air. Unscrupulous sellers sometimes even attribute inflated performance to the supplied fans. It is impossible to talk about the organization of high-quality storage with such equipment. Imaginary savings turn into big losses!
Summarizing, we note that the problems identified in the article are largely a result of the underdevelopment of the market. Over time, with clear design decisions and quality construction controls, the industry will receive the required number of professional high-tech storage facilities. And dishonest suppliers should remember that they risk much more than just the loss of contracts.
